5. Preparing an inventory and schedule of condition.
6. Collecting and holding as stakeholders a deposit from the tenant.

7. Checking the tenant into the property, agreeing the inventory, reading the electrical and water meters, explaining various rules like refusal disposal time, electrical meter tripping, care and protection of the property, emergency telephone numbers, washing machine usage and much more.
8. Supervising the transfer of electricity and water or the monthly reading of water and electircity meters, calculating the rates and collecting the money monthly.

9. Receiving rental payments monthly in advance.
10. Paying the landlord monthly together with a detailed statement from our computerised management system.

11. Paying regular water and electricity bills to Enemalta Corporation.
12. Inspecting the property periodically and reporting any problems.

13. Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure the optimum return for the property.
14. Arranging any necessary repairs or maintenance, first liasing with the landlord in case of larger works.

15. Keeping in touch with the tenant on a routine basis and arranging renewals of the agreement as necessary.
